1. WHEN WILL THE PROJECT BE COMPLETED?
August Residences will be ready for occupancy by the last quarter of 2025. As of June 2025, the project is virtually finished, with power and water utilities in-place.
2. IS THE PROJECT REGISTERED AND LICENSED?
Yes. DHSUD Certificate of Registration 0000743 and License to Sell 0000741.
3. WHAT IS OFFERED?
Buyers have several options:
1. Straight purchase with 10% discount
2. Purchase through a bank mortgage with Pag-Ibig or any bank.
3. Lease-Purchase may also be arranged.
4. In-house financing at competitive rates.
4. WHY IS AUGUST RESIDENCES A GOOD INVESTMENT?
Good investments are rare and August Residences is one of them because –
· It is already virtually RFO. Other projects are still just pre-selling.

5. CAN DEVELOPER HELP US WITH FIT-OUT?
YES, we have interior designers who can work with you. All Units are customizable to your requirements in terms of floor finish, furniture, cabinetry, and internal amenities.
6. WHAT ARE KEY FEATURES OF EACH UNIT
All units have full-width terraces or balconies for excellent ventilation and view. Occupants may install either a window-type ACU or split-type ACU because required electrical connections are in-place. All toilets have space for a washer-dryer. All Units have full kitchen base counter and upper cabinets.
7. WHAT ARE TITLING COSTS AND EXPENSES?
Prices excludes VAT which will be assessed only upon titling because the VAT exemption threshold (currently P3.6M) may still be increased every 3 years. Titling costs paid by Buyer also will include legal fees, documentation, and registration.
8. CAN I ASSIGN THE UNIT TO A THIRD PARTY?
When you have signed up, the price is fixed and you gain exclusive rights to the Unit you have chosen. You may assign your rights anytime. You may also defer titling at your option so you can resell by mere assignment.
9. CAN A FOREIGNER PURCHASE A UNIT?
YES, foreigners are welcome and may invest in the project. Up to 40% of the units may be titled direct to foreigners, beyond that it will be titled to a Trustee (such as a Filipino spouse). Foreigners may also lease units up to 99 years.
10. IF I WILL NOT RESIDE IN THE UNIT, WHAT ARE THE OPPORTUNITIES?
You may lease the Unit, enroll it in Air B&B, or have it managed by a property manager as a condotel unit. Besides rental income, investing in a brand-new condo has good potential for appreciation.
